Over the last century, the property at Sandpiper has evolved from oil drilling operations, to brownfields, to a celebrated, oceanfront public golf course. Ty Warner’s restoration plan brings the property to its full potential as an ecologically-forward destination - bridging coastal access, recreation, history and signature architecture for the Goleta community to enjoy.

At the core of our restoration plan is returning the historic Barnsdall Service Station to a destination for all to enjoy.

The addition of a café (as there once was), along with e-bike chargers and a shady trellis along the De Anza Trail, respectfully and lovingly restores Barnsdall to its historic grandeur and allows the community to once again enjoy Barnsdall, as a legacy and public amenity.

Substantial Environmental
Improvements

Screenshot 2025-01-17 at 12.28.56 PM.png

Environmental improvements are the marquee elements of our Sandpiper project.

Our plan includes replacing over half of the irrigated grass with native habitat, reduction of concrete cart paths and the use of agrochemicals. A big focus of the project is water. Our water usage will be greatly reduced, and water quality and drainage will also be improved by removing our existing septic tanks and converting to a sewer system.

Along Hollister Avenue, the utility lines will be removed and undergrounded, enhancing the views not only at Sandpiper but along the historic De Anza Trail. The plan features a new multi-module connection of this historic trail with natural walkways as well as new crosswalks and much more for our neighbors to enjoy.

Our new iconic Winick Designed clubhouse will feature an undulating turfed rooftop that blends seamlessly with rolling fairways looking from Hollister, while offering ocean views for public diners, visitors and golfers. Hues of green and blue will be the dominant theme for anyone engaging with the property – with various greens from grasses and trees and blues from the sea and sky.

The renovated clubhouse will also offer many new amenities. Featuring golf simulators, meeting rooms and multiple indoor-outdoor dining options, there is something for the entire community to enjoy!
